On a Personal Note


Last month I mentioned that it was the start of Summer and it looked like it was going to be a hot one.  Well, it sure has been hot recently!  But that's what Summer is for, right?  It makes for great days out on the lake enjoying the sun and refreshing in the cool water.  Living here at the lake is like living on vacation year round and Summer is when things are really happening.  If you would like to live on vacation year round here in the beautiful Lake Norman area too give me a call and I'll help you find your dream home.  Or, if you're looking for a second home purely for vacation I can help with that as well.

A Brief History of Fireworks


As early as 200 B.C., the Chinese began roasting bamboo to ward off evil. Bamboo pops noisily when heated due to its hollow air pockets.

Between 600 and 900 A.D., Chinese alchemists mixed saltpeter, charcoal, sulfur and other ingredients, yielding an early form of gunpowder, which produced an even louder bang.

Soon, paper tubes replaced bamboo, giving rise to firecrackers, then to rockets, which were converted for use in war. Different chemicals and fuses led to colorful explosions, fired to celebrate military victories.

In medieval England, firework assistants were called “green men” because they wore caps of leaves to protect their heads from sparks. Green men doubled as jesters to both entertain and protect the crowd, much like rodeo clowns today. It was dangerous work, with many green men dying or being injured by bad detonations.

Which New Habit Could Transform
a Person Practically Overnight?

What one habit could transform someone’s life immediately? Here are some answers to that question when asked on social media.
  • Count to 10 before reacting.
  • Commit to 10% of a goal. If your goal is to exercise for 30 minutes, commit to 3 minutes. If you want to save 10% of your income, save 1%. We tend to make goals beyond what we’re actually willing to do. Set an ideal goal, then scale back on your actions until ready for more.
  • Ask how you contributed to any problem that happens to you...and find the place where you could have/should have done something different.
  • Delay gratification. Food, TV, phone, etc. Get used to saying, "I'm not going do that right now; I'm going to do this instead."
  • Live debt-free, or as close to it as possible. Choose to save money for a big purchase, rather than putting it on credit. If you must put it on credit, delay all future purchases until you've paid it off.
  • The 10 Test: Will this matter in 10 days? In 10 months? In 10 years?
  • Raise your integrity level, both to yourself and others...don't lie about little things, don't fudge things, don't cheat in small ways.
  • Give 30 minutes of undivided attention to your family when you get home from work. Listen.

Ever Wonder What’s In Meatless Meat?


Whether you're a full vegetarian, or just a "meatless Monday" mom, you need to know what's in those meatless meat-substitutes before you buy.

With brands like Tofurky and Beef(Not), as well as hundreds of others, you have many choices for vegetable-based, meat-tasting hot dogs, hamburgers, and steaks.

But “not meat” leaves a lot of room for what the products actually are. Just because something is vegetarian or plant-based doesn’t automatically make it healthy.

Many of these products include preservatives and additives – like tapioca starch, cellulose, xanthan gum and TBHQ, a compound that prevents discoloration – to make them flavorful and shelf-stable, and to imitate a meaty texture. Many are also high in fat and sodium for flavor.

When you buy, go for products with more natural ingredients and fewer extras. Look for higher protein, ideally 12 grams per serving. Also, try different bases until you find the right taste for yourself, including pea protein, beans, lentils, and soy (tofu). Keep the fat under 10 grams and the sodium under 500 mgs per serving.

For Laughs: The Kids Are Coming!


An elderly man living in Texas calls his son in New York and says: "I hate to ruin your day, but your mother and I are divorcing."

The son cries out, "Dad, what are you talking about? You can’t divorce Mom after all these years. That’s crazy. You love her."

"It may be crazy,” says the old man, “but I’m going to tell her this Thursday, on Thanksgiving Day. It will be the last one we spend together."

Frantically, the son calls his sister and she explodes. "They are not getting a divorce! You and I are flying to Texas tomorrow to talk sense into Dad! I don’t care if it is Thanksgiving week.”

She hangs up and calls her father, demanding "Don’t you dare tell Mom a thing until we get there tomorrow.”

The old man agrees, then hangs up his phone and turns to his wife with a smile. "OK,” he says. “They’re coming for Thanksgiving, and paying their own way. Now what do we tell them for Christmas?"

Be Your Own Interior Designer


Wouldn't you love to hire an interior designer? Sadly, the cost of a designer ($75 - $200/hour) plus the furnishings they recommend, can be out of reach for most people who are just casually interested in sprucing up the place. But there is much you can do by taking on these characteristics of a design pro:
  • Buy the best quality you can afford.
  • Look at the space as a whole. Ask if all the items “go” together aesthetically.
  • Edit. Edit. Edit. Less is more; more is clutter.
  • Find photos of rooms you like. Make a floor plan on graph paper. Create a per-item budget.
  • Learn about lighting. Bad lighting can give your room the feel of a school gym. Buy good lighting.

An independence day is celebrated in most countries, because most nations started as something else before becoming what they are today.
  • Nations are formed mostly through violence, either to throw off an oppressor, break away from a group with different ideals, or to conquer new territory.
  • More countries have declared independence from the UK than from any other country.
  • The newest country is South Sudan, which broke off from Sudan in 2011.

My Advice

 

"Can we sue the previous owner for not telling us the neighbor is loud?"


After moving into a new house, the last thing a person wants is to discover that the neighbors play loud music or come and go in the middle of the night. But is a home seller obligated to disclose a noisy neighbor? After all, it’s not material to the house itself…is it?

The short answer is yes, you probably need to disclose it. Many local disclosure laws have a clause that asks if there are any known nuisances, such as noise in the neighborhood that could affect quality of life in the property. It's somewhat ironic, because if you think of the noise as a nuisance, you are obligated to disclose it. But if the noise didn't bother you and you never thought about it, you wouldn't be obligated.

The rule in real estate is “When in doubt, disclose.” It may make the sale more difficult, but it’s better than being sued later for non-disclosure. Your new buyer may not even care about the noise. Let me know if you’ve got a disclosure question, whether as a buyer or seller.
