Welcome Back to Katie's Kronicle!

I hope you enjoyed the first edition of my on-line newsletter. I try to mix up the real estate statistics and data and include resources and items that I have time-tested on my own home and in my community.

So, let's talk about the market... The Bay Area market is cooling a bit at this time of year. Homes are taking longer to sell and the number of multiple offers has declined.  As we enter the holiday season, there is typically less inventory.  Sellers who list their property in November and December are usually more motivated to "deal" so it can be an excellent time to buy. 

I've seen a lot of "less than stellar" property (older homes with lots of deferred maintenance or rentals that have been neglected) sell quickly in this market.  Tear-downs are desirable as contractors and home flippers see the possibilities in turning property around quickly and making a fast buck. If you ever wanted to sell a "sub-par" property, now can be a great time. BUYER TIP - Arrange your home inspections in advance of making an offer and don't waive your right to a complete inspection. Read ALL of the disclosures and decide what additional inspections may be needed to make an educated decision to buy a property.  It also pays to be educated about recent sales and I can of course assist you with this.

TURN YOUR CLOCKS BACK!

 
It's that time again... on October 31st, we will all need to set our clocks back one hour. Yes, that means the days will be shorter. But it also means that we will get an extra hour! So think about doing something rewarding for yourself during that hour... read a book, go for a walk, call a friend that you haven't seen in awhile...
 

Important Fall Checklist

 
   I like to use the end of Daylight Savings as a reminder to take care of a number of important annual or semi-annual tasks. Here are a few recommendations:
  • Check your windshield wiper blades and get new ones if needed at Costco or O'Reilly Auto Parts
  • Schedule an appointment to have your gutters cleaned out
  • Check the trees on your property to make sure that any branches overhanging your home are trimmed back
  • Turn your irrigation system down (or off, depending on the weather).

Katie's SEASONAL TIP for Homeowners:

We have been told that this is going to be a heavy rain season.  Yahoo!  Let's hope this prediction is true.  I suggest that you get your gutters cleaned NOW.  Many gardeners can do this for you so that you don't have to climb up on your roof yourself (not advised!).
 
To prevent having to constantly clean out your gutters, you might consider installing lock-on gutter guards to keep the leaves out of your gutters.  The product is simple - 5" x 3' sections of wire mesh that snap over your gutter and under your shingles.  Each section costs about $3.00 at the Home Depot. I use the gutter guards made by Amerimax
.  Once installed you will hopefully only have to clean out your gutters once a year. Click here to be directed the their website where you can find out more about this product.

You can have it both ways with a hot water recirculating system.  No waiting for the shower to heat up; the water is hot when you turn on the faucet.  Any plumber worth his salt can install a pump and bypass valve to recirculate water back into the hot water heater until it reaches the desired temperature. I've had one for years and it works great and we aren't wasting precious water.

Remodeling or just changing the look of your room? Don't be put off by TRADEWAY CARPET'S huge warehouse and location near the railroad tracks in Richmond. This carpet emporium is a fantastic place to pick up a roll of high end carpet from the best carpet mills. Tradeway carries overstock rolls with all varieties and grades of carpet. Wall to wall as well as area rug options. Come prepared with your paint chips, fabrics, etc. They do not provide large swatches to take home, so you need to have a good idea of what you want before you go.

Darryl is the main man at Tradeway, and he is as nice as he can be. I've bought carpet for my own home here and have been very pleased. Unbelievable prices! They can recommend installers, or you can contact me for a recommendation.
