Welcome back to Katie's Kronicle! 

I often read articles on the real estate market that I find informational and want to pass along to my clients and friends.  As we all know, real estate goes in cycles.  We may just have hit a temporary slowdown, especially in the upper end over $3 million.  No one has a crystal ball but I advise keeping on top of your maintenance schedule to keep your property in tip-top condition, should you decide to sell one day in the future.

Here are some bullet points from several articles I have read recently: 
  • Recent fires have made buyers more nervous to buy hillside properties in wooded areas.
  • Rising mortgage rates are cooling the market as affordability drops, especially for first-time buyers. 
  • Homes that are completely “done" and look fresh and are in desirable school districts are still in high demand.
  • Homes needing work that are priced at the high end of their potential selling range are not getting offers.  Setting the listing price correctly is critical.

My Favorite Neighborhood (That You May Not Know About)

Have you driven through the Forbes neighborhood in San Rafael lately? This is the area off of the "letter streets"...G, H, etc.  One of my favorite streets is Eye Street. The elm-lined streets evoke the feeling of the east coast, and it's an easy walk to 4th Street for coffee, a yoga class or a meal.  Grab a homemade treat at Johnny Doughnuts!  Serene, nostalgic ambiance with one-level classic homes that typically range in price from $1.3 to over $3 million, depending on size and condition.  Weather is consistent, and you can often find a vintage style craftsman home without paying Mill Valley prices. My Favorite Garden Store
 
My new favorite garden store is ACE Hardware on 4th Street in San Rafael in the old Yardbirds garden store location. They have a wonderful selection of quality plants, and you can place special orders.  The staff are knowledgeable and helpful. The gift shop is a hidden find; lots of wonderful treasures including jewelry and home decor.  Be sure to sign up for the ACE rewards program... and expect to start receiving coupons right away.  Click HERE for details.

Important Fall Checklist

 
I like to use the end of Daylight Savings time as a reminder to take care of a number of important annual or semi-annual tasks, such as:
  • Get your flu shot!
  • Change the batteries in all of your smoke detectors; use 10 year batteries.
  • Clean out your gutters.
  • Trim back any branches overhanging your home.
  • Turn your irrigation system down (or off) depending on the weather.
  • Add mulch to your landscaping.  MMWD provides a $50 rebate.  Go to their website for details on this and other rebates.

Roof Repair Recommendation

It's not too late to check your roof NOW.  I could not get a roofer all summer as they were all too busy.  I found Rob Coates on the NEXTDOOR.com site.  He worked for a roofing company and does small repairs.  Rob was prompt, found my small leak and repaired it for a very fair price.  Try Rob at (415) 261-0204.  Best to contact him by text and use my name.  I recommend getting 3 bids.

Great New Options for Furniture!

Restoration Hardware Outlet


RH recently opened an outlet in the old Sears location at Northgate in San Rafael.  Need a couch, leather chairs, or a dining table?  Check here often as the store is large and it is filled with great values.

Macy's At Northgate


Macy's has upgraded their furniture selection and it is now located on the 3rd floor of Macy's Northgate.  I just purchased two upholstered headboards and I'm quite pleased!  Let's all support Macy's so they can stay in business!

Just Scan It!

Feeling overwhelmed by the amount of paper in your life?  I recently discovered the ease of scanning. Scan everything!  I like the Doxie scanners because they are portable and easy to move from room to room.  The Scannable app is also a great option and it is FREE!  Toss the paper and free up your kitchen counters and desktops.

Movie Recommendation - "The Wife"

 
I saw this movie over the summer and loved it!  Glenn Close was present to talk about her challenging role that I predict will earn her an Oscar.  She and Jonathon Pryce are amazing as a couple whose relationship is impacted by the husband's winning of the Nobel Prize for literature.  There is suspense, intense emotion and fabulous acting.  For both men and women.
