Recent Project:
Georgia Limited Site Investigation (LSI)
The Issue:
The scope of this LSI (Limited Site Investigation) was directed specifically to address the potential for soil or groundwater contamination resulting from the historic industrial activities. The subject property is over 5 acres including a 35,000 square foot warehouse/office structure.

MCE Investigation:
State and National database research was completed as well as on-site direct-push soil borings.  Head space vapor analysis was performed on additional soil borings, and groundwater samples were analyzed by a certified lab.
 
The Results:
Laboratory analysis found chromium in the soil samples, but levels are below Georgia Hazardous Sites Response Act (HSRA) Appendix I Notification Concentration (NC).    Acetone was also detected in some of the soil samples but  concentrations were below the HSRA App I NC for acetone.  No VOC compounds were detected at concentrations above laboratory reporting limits in any of the groundwater samples and no further investigation was recommended on the property.

Why do I need a Phase I?

  • A Phase I is for your protection
  •  A Phase I is a comprehensive environmental investigation of the subject property (potentially your property) and the surrounding properties to ensure the buyer, lender and seller are informed of the environmental risk associated with the transaction
  • A Phase I is a small investment for the “peace of mind” it delivers and levels the playing field for all participating parties in any property transaction.
