A Yorkie's Guide to Visiting Dog-Friendly Playa Vista, CA

On the Westside of Los Angeles lies the ultra-hip neighborhood of Playa Vista, an up-and-coming area that started developing in 2002 as a planned residential, commercial and retail community. Playa Vista is one of the few areas in Los Angeles where homelessness is practically nonexistent. WOOF, yet it makes pawfect sense — as in the words of my human's friend who just bought property here, Playa Vista feels like "a gated community without any gates." Just minutes away from the beach and LAX, this neighborhood with roughly 10,000 residents and 3,400 homes may feel like a separate entity from the city of Los Angeles; however, it is actually part of the city with its own zip code.

Talk about a turnaround: After two years of extreme bidding wars, packed open houses and sky-high prices, the housing market is finally starting to cool off.
While experts generally agree that the United States is not headed for a housing crash like the one that precipitated the Great Recession, some say there’s a risk of a correction — a type of pullback that’s typically more common and less intense than a crash.
Whether you're predicting a cooldown or correction (or neither), there’s no doubt the housing market today is very different than it was in 2020. Nobody can predict the future, but for those determined to read the tea leaves, here are five signs the U.S. housing situation may be finally slowing down:

If you’ve been squeezed out of the tight housing market over the past couple of years waiting for the opportunity to buy, you might finally be getting your chance – and some places are already looking more attractive for buyers.
The housing market is beginning to cool and cities that have seen an “influx of affluence” as Rick Palacios, Jr. calls it, may see prices drop the farthest.

He’s predicting a significant downturn in the housing market in Boise, Austin, Nashville, Phoenix, Sacramento and other cities where prices climbed during the COVID-19 pandemic as more people moved to them.
