In Turks & Caicos this past year has been strong and fruitful with a slow & steady uptick in real estate activity, a gentle hurricane season that passed us by completely, an active election with totally new government brought in by landslide, and bustling construction visible on several islands. All in all 2016 was a good year, and one that gives us confidence that better economic growth will emerge in 2017.

In North & Middle Caicos specifically, it was not a great 2016 tourist season with occupancy and day tourism both down from 2015 figures – yet local businesses persevere and over 15 construction projects are underway across the two islands. The Caicos 71 development at the east end of Middle Caicos garners much deserved attention as new beach homes go up. Many private homes are making steady progress and work is ongoing to improve several unpaved roads. The Silver Bay hotel project in Bottle Creek should break ground in 2017, too!

Real estate market values have not risen over 2016, but enquiries and showings have dramatically increased over the past six months. The sales completed (private and tcrea/mls) have generally been at significant discount to asking prices. The huge inventory of property for sale, particularly interior property, could create a dynamic buyers market, but asking prices have not pulled buyers toward these islands.
