Traditionally this is real estate's slow part of the season. Not to say that there aren’t some deals out there!  This could be a great time to find a property where the owner is desperate to sell. Since buyers tend to take a break at this time of year, the visits slow down making sellers nervous and more apt to negotiate. If you are buying a property where there is a renter and the lease is up July 1st (which most of them are), this is your time to give them their 6 month notice so you can legally take occupancy. 

Price reduction after an inspection...Buying a property will have repair expenses. Some of the biggest heavy hitters are foundation, roof and brickwork. If it's suggested in your inspection report for further evaluation on these parts of a property...get a quote from a professional tradesman. This “finding” may significantly reduce the value of the building, in essence, your offer price does not reflect the value of the building anymore. This is where you can confidently ask for a significant price reduction. 

Gouvernment Evaluations Under the Renoclimat Program

A friend told me how I could get cashback from the government by going green. She explained that a professional home energy evaluation could be done on my home through a government  program called "Renoclimat".Along with an energy evaluation, I would be given a report with energy-saving renovation suggestions. Following their guidelines, she ended up getting a couple of thousand dollars from the government on her home project.


The way it works
A professional inspector will come to your home and measure the air leakage. To perform this test, they use a blower door that is attached to one of the external doors of the house. This device is equipped with a large fan and a nylon frame. The idea is for the fan to create an air tight seal, so that any air leakage would become apparent. The inspector will then walk around the building to find the areas of air infiltration. These areas are taken into account for the final analysis.

Market News

What happened in November Market News – Montreal and surrounding areas

Sales are way up (12%) in the Greater Montreal Real Estate area. Higher than I have seen in quite a while.  Listings are still holding at 13% down. Plexes have done the largest jump up, which may be due to it being the end of the year for a lot of people’s accounting. The biggest surprise was the jump in sales for condos, especially in Laval and North Shore.  The win this month is Vaudreuil-Soulange, where the listings are at the lowest and sales highest of all the areas of the Greater Montreal Real Estate board.
