Sand City Vibrancy Plan

EMC Planning Group is preparing a Vibrancy Plan for the City of Sand City. The plan focuses on the City’s West End and South of Tioga districts, two areas characterized by warehouses and industrial uses, but targeted in the General Plan for retail and mixed use. The plan will create on outline for a more pedestrian friendly environment and propose streetscape, economic, marketing, and zoning approaches to attracting restaurants, nightlife, shopping, and special events. The plan will embrace and build upon an existing artist community within the area.

Approved in City of Greenfield

EMC Planning Group was hired by Greenfield Organix and Higher Level of Care to prepare a subdivision plan and application package for a conditional use permit and regulatory permit for a 4.85 acre parcel. Located in the light industrial zoning district, across from the city hall and the police station of Greenfield, the proposed project is expected to house ten 10,800 square foot greenhouses and a 4,000 square foot manufacturing facility. The manufacturing building was architecturally designed by PQ Design Studio, Inc. in San Diego and will complement the architecture throughout the City of Greenfield. Included in the application was an administrative initial study, consistency analysis, site and landscape planting plan and additional documentation for the regulatory permitting aspect of the application package. This was one of two medical marijuana cultivation and manufacturing projects approved by the Greenfield City Council on June 14, 2016.

EMC Planning Group Honored by AEP's Oustanding Award

EMC Planning Group is proud to announce it is the recipient of the Association of Environmental Professionals’ Outstanding Planning Document  Award for its work on the City of Salinas Economic Development Element.

EMC Planning Group, in coordination with Salinas Planning and Research Corporation and the City of Salinas, prepared an economic development element for integration into the City’s general plan. EMC Planning Group led a team of interdisciplinary consultants including economic development, public outreach, and urban design specialists. The primary components of the process included economic development visioning, an extensive public outreach effort, analysis of existing and future development market conditions, evaluation of opportunities and constraints (planning, policy, natural resources, environmental), preparation of an economic development vision map, and preparation of the economic development element. The economic development vision focuses on safety, jobs, and health. The economic development strategy will guide the City’s future economic development efforts and land use decisions, with the end goal of promoting business retention and creation, generating employment opportunities, facilitating workforce development, and enhancing quality of life for the City’s residents.
